日本国内の不動産需要は、都心のホテルやオフィスでの商業ニーズが下がるなどの変化が起こっている一方、コロナ禍における安全資産として日本の不動産がクローズアップされ、シンガポール投資家からは日本の不動産への保有ニーズが高まっています。
今回の提携は、当社の「不動産の使い方・活かし方を“コンテンツ”としてプロデュースすることで、持続可能な利益を提供するユニークな不動産投資マネジメント力」、「不動産を本業としない国内外の事業会社とのディールマネジメント力」という強みと、IPAの持つ投資家に対する専門性の高い信頼できるアドバイザリー力、強く幅広い顧客ネットワークが相互のビジネスの拡大に寄与することを確信し、業務提携（Partnership Agreement）に至りました。
運用の期間は短期から中長期、運用スタイルはオポチュニスティックからバリューアッド、コアプラスまでと投資家の求めるリスクリターンごとに対応します。オフィス・住宅・物流施設をはじめ、商業施設やホテルも市況や物件特性によっては投資機会を作り、エリアは首都圏をターゲットにおきます。物件規模は20億円から数百億円クラスまで対応する予定です。

Profitz and International Property Advisor concludes a business partnership agreement for the growing demand in cross–border real estate investments
Profitz Co., Ltd. (Headquarters: Chiyoda-ku, Tokyo, Representative Director: Shinichiro Tanaka, “PROFITZ” hereinafter) and International Property Advisor Pte Ltd (Headquarters: Singapore, Representative: Ku Swee Yong, “IPA” hereinafter) a company which provides a wide range of investment advisories to high net worth individuals, major corporates, and real estate investment funds in Singapore have concluded a business partnership agreement with the aim of making real estate investment in Japan more dynamic.
■ Market Conditions
Due to COVID-19, Japan’s real estate market is undergoing changes such as a decrease in commercial demand for hotels and offices in central Tokyo. But compared with countries around the world, Japanese real estate is gaining position as a safe asset. Along with this movement, Singapore investors’ needs for investing in Japanese real estate are also increasing.
PROFITZ possesses strengths such as their “unique way of managing real estate that produces sustainable profits by creating “content” inside the real estate”, and their “deal management ability with domestic and overseas companies which are not in the real estate business”. Whereas IPA is regarded by their strengths in “providing highly professional and trustworthy advisory services for investors”, and also their “extensive and strong client network”. This business alliance (Partnership Agreement) is forged with the belief that our combined strengths will expand our mutual business.
The investment style can range from opportunistic, value-added, or core plus depending on the risk-return appetite of the investors. We aim to create investment opportunities for asset types such as offices, residences, logistics, commercial real estate, and hotels, depending on market conditions and property characteristics. The area will be mostly targeted at the Tokyo metropolitan area, ranging from 2 billion to 10 billion JPY.

He holds an MBA from the University of Hull in the UK, and completed his BSc at Imperial College, University of London in the UK and the Institut Louis Pasteur, Université de Strasbourg in France.
Mr. Ku is also currently an adjunct lecturer at the Singapore Management University. He also taught at the National University of Singapore, and Ngee Ann Polytechnic.
